An early offer of $6.3m proved too tempting for the vendors of an original farmhouse at Dural, who were looking to sell their acreage after more than 50 years.
The picturesque 4.18ha estate known as ‘Camas’, at 465 Galston Rd, was sold the evening before it was scheduled to go under the hammer through Lumby Hampson. The price equalling the highest auction result achieved in Dural, also set by Lumby Hampson just a few weeks ago.
“The vendors were very comfortable with the terms and conditions, so it was sold unconditionally after 10pm which is not something that happens very often,” said agent Will Hampson.
“The opportunity to sell a property like Camas that had been owned by the one family for 54 years, is really special. It is just such a beautiful acreage with stunning gardens.”

The property attracted interest from across Sydney including the Eastern Suburbs, Inner-West and North Shore, as city buyers continue to seek a lifestyle change to private acreage estates. It was purchased by two families – from Parramatta and West Pennant Hills – who plan on subdividing the land into two 2ha estates.
At nearby Middle Dural, another acreage delivered its vendors a lotterylike windfall when it sold for almost $1.5 million more than they paid just 18 months ago.
The property at 9 Bangor Rd fetched $3.3445m via an online sale through auctioneer Kate Lumby. Previously used as a fishery, it achieved $445,000 above expectations. The vendors, who paid $1.9m back in January 2020, had filled in one dam and had plans drawn for a new house during their ownership. The property was purchased by buyers from Western Sydney.
“They were absolutely delighted, that’s an increase of $80,000 per month. They have now decided to renovate rather than go through the construction process,” Mr Hampson said.
Also selling was 1283 Old Northern Rd which was snapped up for $3.61m – $310,000 above expectations. The 2.68ha estate, with Blue Mountains outlook, was purchased by a family with four children looking to relocate from Hunters Hill.
