When purchasing a property and made an offer that’s being accepted by the Vendor, your Conveyancer / Solicitor will receive the Contract on your behalf to review. The Contract review for the Purchaser client occurs either prior to exchange/ auction or during Cooling Off.
Your Conveyancer / Solicitor in their role to review the Contract, is to make sure the details, contact terms and special considerations are in order. Also, to raise any concerns or alarms about the property of details in the Contract.
First of all, is to make sure the Contract front page details are correct, and to liaise with you, to make sure the inclusions marked on the Contract front page are correct. Your Conveyancer/ Solicitor is to make a complete of the Contract, that includes review the special conditions, the title search with the plan and dealings/plan related attachments. The planning certificate and sewer diagram. Also, if relevant and related to the property, the swimming pool certificates, lease agreement etc.
Your Conveyancer / Solicitor will soon after the review, advise you of any concerns or alarms. Then, this leaves you to follow up on loan approval, building/pest report and strata report.
