As the weather warms up from August to November, the spring months tend to be the busiest time for residential selling and open homes.

Be prepared with your deposit and have your loan pre-approved. Plan ahead by writing a checklist of what you want in your new property.

Websites like realestate.com.au and domain.com.au are great places to start looking for suitable properties and scheduling the open home dates.

At the open home inspections, take your time to check the lighting/electricals, plumbing, kitchen, bathroom and outdoor features. Speak to any of the neighbours in the street about the property and the neighbourhood, to get a better insight.

When making offers, consider comparable sales in the local area, especially when you are getting a loan to buy the property. Websites like realestate.com.au and domain.com.au contain useful statistics including past local sales.

Either prior to auction, or signing a contract during cooling off, it’s important you have formal loan approval, building/pest inspection report, strata inspection report (if a strata property, apartment or townhouse), and for your solicitor/conveyancer to review the contract.
