Always good to make sure, your loan pre-approval is fine, money ready for deposit payment and you have prepared your checklist of the right residential property to buy. Going onto websites like realestate.com.au and domain.com.au to find suitable the right suitable property and prepare a short list of ones to inspect at open homes.
At the open home inspections, take your time, to check the lighting/electricals, plumbing, kitchen, bathroom and outdoor features. Speak to any of the neighbours in the street, about the property and the neighbourhood, to get a better insight.
When making offers, make it based on comparable sales in the local area, especially when you getting a loan to buy the property. Websites like realestate.com.au and domain.com.au are useful information, of past local sales.
Important either prior to auction, or signing a contract during cooling off, important you have formal loan approval, building/pest inspection report, strata inspection report (if a strata property, apartment or townhouse), and for your solicitor / conveyancer to review the contract.
