When purchasing a residential property, comes time for settlement. You are entitled to a final inspection of the property, prior to settlement, known as a pre settlement inspection.

A pre-settlement inspection, is to make sure, everything is fine, with the property is in the same condition, as you would have first inspected, with the open home inspection. Any fixtures not working, either disclosed by the vendor in the contract, or fixed up prior to settlement. The vendor needs to be fair and reasonable to the purchaser, in the state of repair, to avoid a claim.

The property needs to be left clean, neat and tidy for the handover at settlement. Cleaning does not need to be professional, but a reasonable expectation of the property being normally cleaned well for the hand out. All rubbish to be removed and if needed, the vendor to organised a council kerbside pickup, for excessive rubbish.

Lawns should also be mowed, as part of leaving the property neat and tidy.

Building materials also need to be removed, as rubbish and not kept in the garage or basement level of the house. Case law, this is seen as not providing vacant possession for settlement and vendors end up losing in court, with damages and costs, over building materials left on the property.
