Bidders Battle it out for Prime Estate

Demand for acreage living resulted in a Middle Dural property fetching $700,000 above expectations when auctioned last month through Lumby Hampson.

The 1.8ha estate known as ‘Merrifield’, located at 10 Cranstons Rd, attracted 16 registered bidders when it went under the hammer. The estate, which featured an older-style home and Blue Mountain views, sold for $4.7m.

Agent Kate Lumby said land continues to be a drawcard for families looking to build a new home. The price gap between residential and acreage properties has narrowed due to unprecedented value growth in metropolitan suburbs over the past two years.

“The changeover to buying an acreage is not as high as it once was,” she said.

“People want lifestyle and space and moving out to semi-rural property continues to be an end goal for many people and it is not just Hills residents. We have been receiving a lot of enquiries from right across Sydney.”

Other recent sales include Geranium Cottage, a mix-use property with historic home and café which fetched $3.28m also through Lumby Hampson.

A luxury property at 15 Harris Rd, Dural attracted strong interest – including from international buyers – before it sold for an undisclosed price to a purchaser from the Lower North Shore. The glamorous seven-bedroom split-level residence had undergone an extensive two-year renovation delivering exceptional finishes.

“Everything had been done and it offered another level of resort-style living – including a recreational area with table tennis, gymnasium, outdoor entertainment terrace, tennis court and pool,” said agent Will Hampson.

“There was a lot of interest in that property – people love the size, character, quality of renovation and the way it had been staged.”
